What is DeCyph.ai?

DeCyph.ai is an AI underwriting and asset management platform for commercial real estate. It ingests rent rolls, T12 operating statements, and offering memoranda — Excel or PDF — and produces standardized financials mapped to your chart of accounts, populated pro forma models, deal highlights, and portfolio reporting, with an AI assistant (Dax) that answers questions and runs analysis over your deal data.

How does DeCyph automate underwriting?

Upload the deal documents and DeCyph extracts unit-level and line-item data, maps T12 line items to your preferred chart of accounts with revenue, expense, and NOI reconciliation checks, populates your pro forma template, and generates deal highlights and a quick summary — so underwriting starts from a completed first pass instead of a blank spreadsheet.

What deal risks does DeCyph flag?

Every deal is screened for over-market rents, understated expenses, low DSCR, aggressive exit cap assumptions, and sponsor track record gaps. Sponsor Deep Dive goes further: it researches the sponsor and related entities, checks SEC enforcement actions and court litigation records, and summarizes track record signals.

What is Portfolio Trends?

Portfolio Trends is DeCyph's asset management module. It standardizes every property's operating statements to one chart of accounts and provides dashboards tracking NOI, occupancy, and expense movement across assets, a SQL explorer for ad-hoc questions over your portfolio tables, an AI agent that runs analyses and generates charts on demand, and scheduled email reports for recurring updates.

Can I build my own AI agents in DeCyph?

Yes. My Agents lets you build custom analysis agents in minutes: start from a template — Rent Roll Analyzer, OM Reverse Pricing, OpEx Benchmarking, Broker Opinion of Value — or from scratch with plain-English instructions, optionally using DeCyph comps data and your own reference files. Once built, an agent runs automatically on every new deal and delivers outputs like Word-ready underwriting memos and charts.

How do I connect Claude or ChatGPT to DeCyph?

DeCyph ships a hosted MCP (Model Context Protocol) connector: add it in Claude or ChatGPT, authorize with your DeCyph account, and your AI assistant can list your deal pipeline, pull deal attributes, read standardized income statements, and query portfolio data. How does DeCyph use comps and market data?

DeCyph benchmarks every deal externally and internally. Externally: rent comps and expense comps near the property, census and migration data, market analysis by property class, and a live macro dashboard (SOFR, Treasuries, CPI, vacancy). Internally: every deal your team analyzes builds a proprietary comp set, so new opportunities are measured against your own underwriting history.

What is the DeCyph Public API?

The Public API lets you access DeCyph programmatically using CLIENT_ID and CLIENT_PASSKEY (no browser session). You can list properties, property groups, and analyses, query KPIs, and run analyze-idea. Rate limits and full OpenAPI specs are available in the API documentation.

Is my data secure?

DeCyph is built with security in mind. Authentication is handled via 256-bit AES encryption; sensitive operations use server-side checks. API access uses client credentials, and MCP connections are OAuth-authorized against your DeCyph account. We recommend reviewing our terms and privacy practices for full details.

Can I share or export reports?

Yes. Portfolio Trends and report outputs can be shared via shareable links, scheduled email reports deliver recurring updates with charts, and deal outputs include quick summary PDFs and Word documents from custom agents. You can also export content for use in PDFs and external tools.
